So much potential for both your family and business. I will never be able to afford to live in a property like that, but get all kinds of visions of what the house could become. The only thing that would stop me from going head first into the renovation, would be the financial side of things. I grew up living in homes that my parents saw potential in and we worked together to make it happen. Both fond and frustrating memories haha. Seeing the home they had purchased and being excited at the potential, but then the, what were we thinking and omg there is so much to do. How fortunate that you are able to do this. I felt compelled to join in on this conversation (I am a professional realtor and my husband and I renovate homes as well).

First of all – Congratulations on your new purchase. You did well! This house is beaming with so much potential! I agree with you completely- go slow. Take your time getting to know this house, understand what it really needs. The longer you are in it, the more you get it.

Personally, I would start with determining the “theme/direction” and go from there. You have some elements of mcm, traditional, contemporary, rustic – too many styles cramped in one home. Next, I would paint and figure out the floors and light fixtures. If it’s in the budget, attack the windows/ doors & hardware too. I would save the kitchen for last. Just like in your last home, you might find yourself thinking of something different as the time goes by.

Thank you for your input, Malorie! I definitely hear where you’re coming from and we have no intention of replacing all of the features that make this home so unique. We don’t know what issues wait for us as we start living there, but we do know that there are certain parts that have been built really well and other parts that haven’t been, so we’ll need to assess those things once we make the move.

We definitely didn’t buy this home to turn it inside out and we plan to keep the integrity of the house, but there are rooms where we’ll likely need to make some updates. I really appreciate you bringing this to our attention and it’s definitely something we’ll be thinking about as we move through the process. Thank you for your comment! That is a really good point, you’re completely right. The electrical looks really good on the whole but there are still some unknowns, and we may have to do some electrical and plumbing work once we get settled and assess what needs to be updated in the home. Time will tell, but yes, there may be some electrical and plumbing updates in our future!

I love everything about it. My house is much smaller but I had similar criteria. The interest factor was just so important for me. I would still replace and upgrade all electrical and plumbing during reno. If those bathrooms are over 50-60 years old then it just makes sense to do all that before spending more money on the visible things. That way you’ll be good for another 50-60 years in the future. You may not care for such a long timeframe, but you don’t want to pay $20-30K per bathroom to have things start leaking and breaking down in a few years. Our house was in a great shape, just like yours, but once we opened the walls the wiring and plumbing was just too gross to leave as it was. Good luck. I’ll be following your journey.
